There are two fee paths. A landlord screening fee is configured under tenant settings and, when the applicant pays, shows up on Part 2 of their application. An agent application fee is card-only, configured on the agent’s settings, and tracked on the agent Payments page. Monthly rent is neither of these — that is ACH versus card rent.
When the landlord screens
Under Tenants → Settings, set the default Checkr package, who pays (applicant or your organization), and the screening fee. Those defaults apply to new applications.
- Applicant pays. After you accept Part 1, they open Part 2, see the fee amount, and choose Pay Screening Fee. They enter card details. When the charge succeeds they continue to the background check on Checkr.
- You pay. The screening cost stays on your side. Do not describe a fee on the listing that the applicant will never see.
Publish the amount in the listing before anyone applies. The payment screen should match that number.
When an agent collects the fee
Agent fees are card only: application, background, and credit amounts you set for the organization, with a per-rental override. The applicant pays the listed amount plus card processing on top. After the charge, the agency’s Stripe Connect account receives the listed amount (a $50 fee means the agency receives $50). The agent product itself is $0.
Agent Payments shows each applicant as paid or unpaid. Paid means Stripe confirmed the card charge. Application fees cannot exceed $150. This page does not track rent or deposits.
What the applicant should see
- The dollar amount before they enter a card.
- A successful charge, then the next step (Checkr, for a landlord screening fee).
- No surprise second fee that was not in your settings.
If you decline from screening results, Checkr’s adverse-action letters are the notice path. The fee screen is not that letter. How screening fits the decision is in why vetting tenants matters.
