Applying for a rental

Complete an application for a rental property from start to submission.

Finding and starting an application (Start Application, link from listing or portal)

Steps: (1) Go to the tenant portal or the link your manager gave you. (2) From the portal home, click Start Application, or open a specific listing and click Apply for that property. (3) If there are multiple properties, select the one you’re applying for. (4) The application flow will open so you can begin the first step.

Tip: If you have a direct link to a listing, use it so the application is pre-linked to that property.

Creating an account or signing in to continue the application

Steps: (1) When the application asks you to sign in or create an account, choose Create account and enter your email and a password (and confirm), or choose Sign in and enter existing credentials. (2) Complete any email verification if prompted. (3) You’ll return to the application; your progress is saved so you can continue. You must be signed in to submit the application.

Note: Use an email you check often—the manager may contact you there about your application.

Application wizard steps (personal info, rental history, income, etc.)

Steps: (1) Work through each wizard step in order: typically Personal information (name, phone, etc.), Rental history (current and prior landlords), Income and employment, and any other sections (e.g. occupants, pets). (2) Fill every required field (usually marked with *). (3) Click Next or Continue to move to the next step. (4) You can often go back to edit previous steps before submitting.

Tip: Have pay stubs, landlord contact info, and employer details handy so you can complete the form in one sitting.

Uploading documents (ID, pay stubs, etc.)

Steps: (1) In the application wizard, open the Documents or upload step. (2) For each required document (e.g. government ID, pay stubs), click Upload or drag and drop the file. (3) Use accepted formats (usually PDF or image) and stay within the size limit shown. (4) Add any other requested documents. (5) If the manager later asks for more, you can often add them from your account or by replying to their message.

Tip: Clear, readable scans or photos speed up review. Avoid password-protected PDFs.

Application fees and payment (if applicable)

Steps: (1) If the property has an application fee, you’ll see the amount on the fee or payment step. (2) Enter card details (or choose a saved method if you already added one). (3) Complete the payment. (4) Wait for confirmation before continuing—you usually must pay before you can submit the application. (5) Keep the receipt or confirmation email for your records.

Note: Application fees are often non-refundable even if you are not approved; check the listing or manager’s policy.

Screening consent and background check (Checkr) steps

Steps: (1) When the application asks for screening consent, read the disclosure and check the box to agree. (2) You may be redirected to Checkr or another screening partner. (3) Enter the information they request (e.g. full legal name, DOB, SSN for identity and background check). (4) Complete any verification steps (e.g. ID upload). (5) Return to the application when done; the manager will receive the results according to their process.

Why it matters: Landlords use this to verify identity and rental eligibility. Your data is handled per the screening provider’s privacy policy.

Submitting the application and confirmation

Steps: (1) On the final step, review all sections and fix any errors. (2) Click Submit application (or Submit). (3) You should see a confirmation screen and may receive a confirmation email. (4) Note or save any reference number or application ID—use it when contacting the manager about your application.

Tip: After submitting, you usually can’t edit the application; contact the manager if you need to add or change something.

Checking application status and next steps

Steps: (1) Sign in to the tenant portal and open your application or dashboard. (2) Check the status: Pending (under review), Approved, or Declined. (3) If approved, the manager may send next steps by email or in the portal—e.g. sign the lease, pay a deposit, or schedule move-in. (4) Complete those steps by the deadline they give. (5) If declined, you may see a reason or be directed to contact the manager for more info.

Tip: Check the portal and your email regularly so you don’t miss a lease or deposit deadline.

Responding to manager requests or section approvals (Part 2, Part 3 if applicable)

Steps: (1) If the manager requests more information or opens Part 2 or Part 3 of the application, you’ll see a message in the portal or email. (2) Sign in and open the application. (3) Complete the requested section(s)—e.g. add a co-applicant, upload another document, or answer follow-up questions. (4) Submit the update. (5) The manager will be notified and can continue review.

Note: Responding quickly helps avoid delays in the approval process.
