Tenant Application — Registration Through Part 3
A complete walkthrough for renters: create your account, fill out Part 1 of the application, clear Part 2 background and credit checks, and finish Part 3 by paying your deposit and signing the lease. Each part is reviewed by a manager before you move forward.
Who this guide is for: Renters applying for a unit through Tenantivo. Your property manager invites you to apply or shares a link — this guide explains what you’ll do at each stage.
The application has three parts, and a manager approves each part before the next unlocks: Part 1 (your application), Part 2 (background & credit), and Part 3 (deposit & lease). Work through the five steps below — click any screenshot to enlarge.
Create your account and start the application
Register as a tenant, sign in, and open the application for the property you’re applying to. The overview page explains the full three-part process before you begin.
- Open the registration link from your manager (or go to the Tenantivo site and choose Tenant / Resident registration).
- Enter your email and create a secure password, then verify your email address from your inbox.
- Sign in and open the Application Overview to review the process flow: Part 1 → approval → Part 2 → approval → Part 3 → approval → move-in.
- Click Start Application to begin Part 1.

Part 1 — Complete and submit your application
Part 1 collects your background as a renter. Work through the sections in order — the progress panel tracks what’s done. Optional sections can be skipped if they don’t apply to you.
- Personal Info — your name and contact details.
- Emergency Contact — someone to reach in an emergency.
- Rental History — previous addresses and landlords.
- Employment & Income — current employer and income.
- Occupants, Pets, Vehicles, Insurance (optional) — add only if they apply.
- References — personal or professional references.
- Questions — property-specific questions from the manager.
- Attachments — upload supporting documents (ID, pay stubs, etc.).
- Review & Submit — check everything, then submit for approval.

Part 2 — Background & credit checks
Once Part 1 is approved, Part 2 runs your background and credit screening through Checkr. Depending on the property, the manager may cover the screening fee or you may be asked to pay it before starting.
- Open Part 2: Background & Credit Checks from your application.
- If a screening fee is required, pay it first (you can add a debit or credit card on the next screen).
- Review the screening disclosures, then continue to Checkr’s secure site to provide your authorization under the Fair Credit Reporting Act (FCRA).
- Complete the Checkr steps. Your status updates to Completed when screening finishes.

Part 3 — Pay your deposit & sign the lease
After Part 2 approval, Part 3 has two tasks: pay your security deposit and sign your lease. The lease signing step stays locked until your deposit payment is complete.
- Open Part 3: Deposit & Lease from your application.
- On the Pay Deposit card, pay your security deposit securely through Stripe. When it shows Completed, the lease card unlocks.
- Watch for the lease signing email (powered by Firma) — open the secure link to review and sign your lease in your browser.
- If co-tenants or the landlord also sign, each receives their link in turn. Your status moves to Signed once you’ve completed your signature.

Final approval & move-in
With your deposit paid and lease signed, your manager gives the final approval and moves you into the rental. At that point your tenant account is active and rent billing begins.
- Your manager confirms the deposit is Completed and the lease is Signed, then approves Part 3 — your application becomes Fully Approved.
- The manager runs Move-In, which sets your lease start/end dates, monthly rent, and recurring billing schedule.
- You’ll receive a notification that you’re approved. From here you can sign in to pay rent and submit requests through the tenant portal.

Frequently asked questions
Why can’t I start Part 2 or Part 3 yet?
Each part unlocks only after a manager approves the previous one. Part 2 opens after Part 1 is approved, and Part 3 opens after Part 2 is approved (or skipped by your manager). If you’ve submitted and are waiting, the next part will appear once review is done.
Do I have to pay the screening fee?
It depends on the property. Some managers cover the background and credit screening fee; others ask the applicant to pay it before screening starts. If a fee is required, you’ll see a prompt in Part 2 with the amount and a way to pay by card.
I paid the deposit but can’t sign the lease.
The lease signing card unlocks only after your deposit payment shows Completed. If your payment is still processing, wait a few moments and refresh. Once it completes, watch for the Firma signing email or request the lease from the Part 3 page.
I didn’t get the lease signing email.
Check your spam folder for a message from Tenantivo / Firma with a Sign Document button. If it still hasn’t arrived, your manager can resend the signing request, or you can request the lease again from the Part 3 page.
Can I finish the application later?
Yes. Your progress saves automatically. Sign in and open View My Applications to continue from where you left off.
